FAQs

Can this really be done on Multifamily?

Yes, and we are doing it.
Per CA Assembly Bill 68, local agencies shall allow the addition of accessory dwelling units (ADU's) "...up to 25% of the existing multifamily dwelling units" present within the multifamily structure.

Why should I choose MultiFamily ADU Consultants? Two reasons.

We are experts in California Housing and Community Development's most recent ADU laws (AB 68/AB 881) and are experienced with converting garage space ata multi-family properties into new Class A units.

Multifamily ADU Consultants have specific expertise in Multi-family Accessory Dwelling Unit (ADU) conversions. Our staff includes experienced legal counsel, entitlement experts, architects, engineers, and creative construction experts.

What about parking?

No additional parking required 90% of the time.
Per HCD's Subdivision (e), these type of conversions (converted non-living space to ADU) properties are not required to provide replacement or additional parking due to converting parking space for ADU's.

3. What about lost parking if we give up garages?

In our experience, 50-70% of garages are used for storage, not parking. In some cases, additional parking can be gained in landscape areas.

How long does it take?

It can be as short as four months for City approval.
Although time is needed for pre-construction services and data collection to develop a winning strategy, Cities need to provide approvals within 60 days of submitting fully completed applications. Projects may take longer if they include seismic work, variances or certificates of appropriateness; however, we make every effort to minimize delays.

What about utility capacity?

Normally it’s not a problem. Utility capacity is part of our free professional project evaluation. Additionally, if your property is a candidate for thermal and solar power, utility needs can be significantly minimized.

Will the city resist this?

Probably, but Multi-Family ADU Consultants has proven success working with municipalities, like the Rohnert Park Planning Department, and will effectively push through resistance and gain approval. Our work with various minicipalities includes assisting Cities with the interpretation of the HCD laws, which further highlight our expertise. Our team has the experience necessary to capitalize on this new state law, gain approvals and build-out the project.

Have you had success?

Yes, a recent example: 10 units at Rohnert Park
The project converts underutilized existing garage space into ten (10) new Class A apartment units. Each space is transformed into a +/- 570sq.ft. one (1) bedroom, one (1) bathroom apartment, including in-unit washer/dryer, AC, and more.

Do ADU Laws apply to Multifamily?

Yes, but greater complexity and expertise is needed to wade through the approval process of planning and building departments since many municipalities have not yet developed their ADU Ordinance Overlay Plan. Per the most recent ADU laws which went into effect January 1, 2021, the law applies to all zoning districts in California.
